Choosing the right agent when purchasing a home
makes all the difference!

- The services of a Buyer's Agent are usually free to the
buyer! They are generally paid a portion of the seller's
commission fees at closing. Why would you go it alone?
- Listing agents work for the seller, not the buyer.
- If a listing agent shows you a property, the listing
agent will expect to represent you -- select and hire YOUR
Buyer's Agent before viewing homes.
- If you go it alone, be very careful of what you say to a
listing agent. The listing agent, by law, must tell the
seller if you indicate you are willing to pay more than what
you offered for the house. Remember ... they work for the
seller, not the buyer.
- If you're looking at new homes or a new subdivision ...
- Oftentimes there is a on-site salesperson at the
subdivision or model home who represents the builder.
Sometimes, there might be a real estate office at the
subdivision that represents many of the builders in that
subdivision. In all of these situations a Buyer should
secure their own representation with an agent who is not
representing the subdivision, builder, or developer.
- Most builders will gladly pay a real estate commission
to a REALTOR who brings a buyer who purchases one of their
homes.
- If you take a drive and check out the area's new
construction, don't sign-in or register at any of the
houses, or with any of the sales people, if you're planning
to use a Buyer's Agent for your purchase. Let them
know you are working with a REALTOR and will return with
that REALTOR if you are interested in that home or
subdivision.
- A Buyer's Agent saves you money.

problems or issues to help you make informed decisions.
- A Buyer's Agent saves you time. REALTORS have access to
all properties on the Multiple Listing Service and can narrow
the available properties down to best match your needs. We can
see the history of the property, we know many of the local
agents, we know local market conditions, and we know the local
areas. When you're ready to buy, don't waste time evaluating
hundreds of properties. Let's talk about your needs, and let
us do the work for you.
